Professional sealcoating is a multi-step process — shortcuts at any stage reduce the lifespan of the finished coat. Here's how we do it:

1. Surface Preparation

We blow off all loose debris, then clean oil spots with a degreaser and wire-brush any areas with loose aggregate or failing paint. Proper adhesion requires a clean surface.

2. Crack Filling

All cracks wider than 1/4 inch are cleaned out and filled with hot-pour rubberized crack filler before sealing. Crack filling prevents water from penetrating and undercutting the base.

3. Sealer Application

We apply commercial-grade coal tar or asphalt emulsion sealer by squeegee or spray, depending on lot conditions. Two coats are applied for maximum protection and a uniform appearance.

4. Cure Time
