Parking lot striping costs depend on several factors: the size of the lot (total linear feet of lines), the condition of the existing markings (restripe vs. new layout), the number of specialty stencils (arrows, handicap symbols, reserved signs), and whether any surface prep is needed. Most commercial parking lots in California should be restriped every 12 to 24 months, depending on traffic volume, sun exposure, and maintenance history. High-traffic lots like grocery stores, shopping centers, and fast-food restaurants typically need annual restriping. Lower-traffic properties like office parks, churches, and storage facilities can often go 18–24 months. A simple rule of thumb: if your parking lines are hard to see clearly from a standing position, it's time to restripe. Faded lines also create ADA compliance liability, so don't delay.
Under typical California weather conditions (above 50°F, low humidity, no rain), water-based traffic paint is dry to the touch in approximately 20–30 minutes. Most lots are ready for light foot traffic in 30 minutes and ready for vehicle traffic in 60–90 minutes. We place traffic cones and directional barriers during curing to protect fresh lines. Sealcoating requires a longer cure — generally 24–48 hours before restriping — and should not be exposed to rain during that period.
Not necessarily. For most restripe jobs, we section off the lot in phases so that portions of the lot remain available to your customers while we work. We use traffic cones and signage to redirect traffic within the lot during painting. For new layouts, sealcoating, or full-lot work, it may be necessary to close the entire lot for a half-day to a full day. We're happy to schedule work during off-hours, nights, or weekends to minimize the impact on your business.
The number of required accessible stalls is determined by the total number of parking spaces in your lot. California follows federal ADA guidelines (with additional state requirements): lots with 1–25 total spaces need 1 accessible stall; 26–50 spaces require 2; 51–75 require 3; 76–100 require 4; 101–150 require 5; 151–200 require 6; and larger lots require proportionally more. At least 1 in every 6 accessible stalls must be van-accessible (with an 8-foot access aisle). California Title 24 also requires the stall body to be painted blue. California Fire Code requires fire access roads to be clearly marked to prevent parking. The standard method is painting the curb red and stenciling 'NO PARKING FIRE LANE' at regular intervals (typically every 50 feet or at each end of the zone). Fire lane widths must be maintained at a minimum of 20 feet clear width (26 feet where aerial fire apparatus access is required). Fire departments in Santa Cruz County, Monterey County, and Santa Clara County all enforce these requirements during routine commercial property inspections. Faded or missing fire lane markings can result in citations and re-inspection fees.
In the Monterey Bay and South Bay areas of California, the best windows for parking lot striping and sealcoating are late spring (April–May) and early fall (September–October). These periods offer dry pavement, moderate temperatures, and lower probability of rain. Summer is workable but coastal areas can experience morning fog that delays start times. Winter striping is possible on dry days but requires more scheduling flexibility due to rain risk. Sealcoating specifically requires air and pavement temperatures above 50°F and no rain for 24–48 hours after application.
Most commercial parking lot striping today uses water-based (latex) traffic paint, and for good reason. Water-based paints dry faster (30–60 minutes vs. several hours for oil-based), have lower VOCs, are easier to clean up, and have improved in durability significantly over the past decade. Oil-based (alkyd) paints offer excellent adhesion on certain surfaces and can be more resistant to tire scuffing in very hot climates, but their slow dry time and higher VOC content make them impractical for most commercial lot work. We use high-solids commercial water-based traffic paint on all standard jobs and thermoplastic for high-wear areas like stop bars and ADA stalls.
Yes — sealcoating and restriping is one of our most popular packages. Sealcoating before restriping gives you the best possible result: a clean, freshly sealed black surface provides maximum contrast for new paint lines, extending visibility and lifespan. The process is: surface prep and crack filling → sealcoat application (two coats) → 24–48 hour cure time → fresh line striping. Bundling sealcoating and striping also saves you mobilization costs versus scheduling them as separate visits.
Absolutely. We offer evening and weekend scheduling specifically to minimize disruption to businesses that operate during normal business hours. Night striping is common for high-traffic retail centers, grocery stores, and busy commercial properties. We carry adequate lighting equipment for night work and coordinate with your property management team on tenant and customer communication. There is typically no additional charge for off-hours scheduling for most commercial projects.
